Together with Jasmax and Urban 3, MRCagney developed a station area concept at Dominion Road around the Dominion Road interchange. The concept removes the flyover and re-introduces a network of streets. A dense, perimeter block form with residential and commercial uses replaces the flyover and redundant road reserve land, resulting in a potential $95 million in land sales. The transit access is maximised with the introduction of new links, and an at-grade, multi-modal intersection.
The concept estimated an additional 8,000 residents and 7,500 employees in the study area. The economic analysis by Urban 3 revealed a significant increase in rateable land value.
